Press Release May 15, 2006

Call it a renaissance or a renewal, but the revitalization of older structures is obviously the hottest trend in residential housing in St. Louis today.

The area's urban uprising, especially that which is taking place Downtown, even caught the attention of the nation's newspaper, USA Today, who recently dedicated a full- page story on all the excitement now in progress.

After taking in a myriad of successful Downtown conversion projects, one keen developer pondered: "What if a similar conversion project were to take place in a luxury setting like West County that could offer starting prices at least $100,000 to $300,000 less than pre-owned homes and condos in the area? How great would the response be?"

The key, of course, would be finding a large scale project to convert, as West County doesn't have 100 year old high-rises in need of attention, and a quaint project would not be economically viable. Harder said than done, right? Well, not so fast. The vision started to take form when Chesterfield Village, perhaps the most chic townhome community in the entire St. Louis marketplace, became available. A grand rebirth of the "suburban kind" was now in motion.

"At Chesterfield Village Townhomes, we're doing exactly what our urban counterparts are doing, but in a high-profile and incredibly desirable West County setting," said Sales Consultant John Brueggemann about this commanding address just off Olive Boulevard and right around the bend from Highway 40, Chesterfield Mall, mega Chesterfield Commons at Boone's Crossing, and more swank eateries than most could ever hope to count. "Best yet, the townhomes we're applying all-new, upscale interior finishes and features to are positioned within a sprawling 31-acre enclave filled with an abundance of mature trees. Plus, we also boast a remarkable roster of on-site amenities like a state-of-the- art fitness center with exercise equipment, indoor racquetball, sauna, lighted tennis courts, and swimming pool for the exclusive use of our residents. And those are things you certainly won't find downtown."

Another very pleasant surprise about Chesterfield Village Townhomes is how astoundingly affordable it is. "Right now, starting from the $160's to $210's, you can purchase a beautiful two or three bedroom townhome with up to 2 ½ baths," said Brueggemann, about Chesterfield's newest destination of distinction for "maintenance-provided" living.

Ranging in size from 1265 to 1749 square feet, the stately floorplan designs are offered in dramatic bi-level and tri-level arrangements and showcase such appealing characteristics as brick and redwood exterior architecture, finished lower levels, outdoor decks or patios, fireplaces with glass doors, quality oak cabinetry, refrigerator with ice maker, self-cleaning oven, full-size washer and dryer enclosures, and ample storage.

"The real icing on the cake is that every model comes complete with either a front-entry garage, rear-entry garage, or covered carport," said Jason Wannstedt, the other member of the sales team. "Who would have ever imagined in 2006 you would be able to find townhomes with so many entrancing attributes in a prestigious Chesterfield location starting from the $160's?"

One thing is for sure, buyers looking for a sensational value on a townhome will certainly like what they see at Chesterfield Village Townhomes where four displays are open for touring and many models are available for fast move-in.

"The buyer activity this community has been generating has been unbelievable. Without question, there is a huge pent-up demand for the carefree lifestyle in this price range in Chesterfield, because I am seeing every age group of buyer from young professionals to active retirees and everyone in between," said Wannstedt, who has had no problem keeping busy. "Even better still is the fact that sales are just now Carefree Townhomes In Chesterfield From The getting underway, so our selections are fabulous."
